Monterey ‘Entry Price’ at HK$4.59m
Wheelock Properties priced the first batch of 186 units at Monterey in Tseung Kwan O with an average price of HK$14,208 per square foot, in the range of HK$4.59 million to HK$19.29 million. The batch comprises one- to three-bedroom flats. Stewart Leung Chi-kin, chairman of Wheelock Properties, said there is already a discount to market prices for the units. He expects a swift sale of these units given the harbor view.

Cullinan West Average Price at HK$18,489/sqft
Sun Hung Kai Properties has also priced its home project Cullinan West above the Nam Cheong MTR station. The batch comprises studio flats to four-bedroom flats priced from HK$6.4 million to HK$41.74 million, or HK$4.99 million to HK$32.55 million after discounts. The average discounted cost per square foot is HK$18,998.The smallest unit, a studio flat sized 270 square feet, is priced at HK$18,489 per sq ft. The project will be completed in November next year. SHKP deputy managing director Victor Lui-ting said units can be put on sale as soon as next week.

Seanorama Prices from HK$12.47m to HK$34.58m
Meanwhile, Cheung Kong Property, which has a new project Seanorama at Ma On Shan, has priced the 93 three- to four-bedroom flats at between HK$12.47 million and HK$34.58 million, or an average per square feet price at HK$13,961. The discounted price of the cheapest unit is HK$9.45 million.
