Neighbourhood Features

Kowloon Bay is located in the bay area to the east of Kowloon, and its original bay area has significantly diminished due to the reclamation project for the construction of the Kai Tak Airport. Presently, the area is mainly designated for industrial, commercial, and residential use. Adjacent to the old airport, Kowloon Bay used to host warehouses for numerous logistics companies, but with the closure of the airport, these activities gradually relocated.

Since the completion of Megabox, the largest shopping mall in the Kwun Tong District, in 2007, there has been a surge in commercial activities in the area. Numerous private residential and public housing developments have accompanied the rising population and community growth.

Moreover, the Kowloon Bay International Trade & Exhibition Centre is one of Hong Kong's major international exhibition venues, hosting large-scale exhibitions and concerts, attracting a significant influx of people to the area.

The East Kowloon Cultural Centre, located next to the MTR Kowloon Bay Station, also provides residents with a venue for cultural and artistic activities. The transportation network in the area is well-connected, linking to several major roads, including Kwun Tong Road, Tate's Cairn Tunnel, Kwun Tong Bypass, and Kai Tak Tunnel, facilitating easy access to various parts of Hong Kong.

Residential Distribution

Residential developments are near the MTR Kowloon Bay Station or along both sides of Kwun Tong Road. Adjacent to the MTR, there are estates like Telford Gardens and Amoy Gardens Phase 3B, with commercial facilities such as Telford Plaza and Amoy Plaza at their bases, offering a variety of dining options and shops for residents.

Across from the Kowloon Bay Sports Ground, to the north, there is the large-scale Richland Gardens, and nearby, there are other subsidized housing developments like Kai Tai Court and Kai Yip Estate, with proximity to the Choi Hung Station.
