Building Analysis

Located at 1 Shek Kok Road, Hong Kong, Manor Hill is a collaboration between Kowloon Development Company Limited and Chiap Hua Copper Alloy Factory Limited. The construction is undertaken by Kowloon Development Company Limited, offering a total of 1,556 units across 2 buildings, ranging from studios to 3-bedroom apartments, with a focus on studios and 1-bedroom units. Standard unit sizes range from 203 to 428 square feet. Each tower stands 34 stories high with 10 to 32 units per floor, serviced by 4 or 7 elevators. The project is scheduled for completion in March 2023.

Project Background

Formerly a steel mill owned by Chiap Hua Group, Manor Hill was acquired in 2009 by Kowloon Development Company Limited's parent company, Polytec Group, through a corporate transfer from Chiap Hua. In 2011, approval was granted by the Town Planning Board to construct 4 residential towers, each 42 stories high, providing 666 units, on a site covering 102,000 square feet.

However, in 2015, Polytec sold the land to its subsidiary, Kowloon Development Company Limited, for $184 million. Subsequently, a new application was submitted to the Town Planning Board, resulting in approval in 2017 for the construction of 2 towers comprising 1,556 units (revised from 1,518 units in 2018), along with 149 private car parking spaces. Kowloon Development Company Limited paid approximately $1.161 billion in land premium to the government, based on a gross floor area of approximately 510,000 square feet, equating to a floor area price of around $2,238 per square foot.

Landscape Analysis

Units facing north overlook the Shrewsbury International School Hong Kong, while those facing east have views of The Beaumount. Units facing south overlook the sewage treatment plant and data center, and those facing west overlook Phase 1 of the Lohas Park. Most units have views of surrounding buildings, with northeastern units offering distant mountain views, although future developments may affect the landscape.

Manor Hill Block 1 is situated near the Tseung Kwan O Sewage Treatment Works. Units in the southeast (Units A8-A9, B8-B9) directly face the treatment works, providing more open views on higher floors. Units in the northwest (Units A1-A2, B1-B2) overlook internal garden landscapes and the swimming pool, but those on lower floors face Wan Po Road, which experiences heavy vehicular traffic, potentially causing noise disturbances. Other units offer views of Block 2 of Manor Hill or nearby buildings.

Manor Hill Block 2, positioned relatively more open than Block 1, has an L-shaped arrangement. Units facing northwest (Unit B) offer partial views of Lohas Park and Wan Po Road, potentially experiencing noise issues. Units facing southeast (Unit A) and southwest (Unit D) overlook the entire internal garden and face Building 1. Units facing northeast (Unit C) have distant mountain views, although future developments in that direction may block the view.

Estate Facilities

Hayne Manor features a clubhouse spanning nearly 30,000 square feet and over 50,000 square feet of green space, providing various luxurious facilities including an outdoor swimming pool, karaoke, and cinema to meet residents' recreational needs. Additionally, the estate offers 286 parking spaces, including 257 private car spaces and 29 motorcycle spaces. The estate management company is Country House Property Management Limited.

Community Facilities

Local amenities primarily rely on the Lohas Mall, located above the Lohas Park Station of the MTR. Spanning 480,000 square feet, the mall houses major brands, restaurants, supermarkets, the largest cinema in the Tseung Kwan O area, and the largest indoor skating rink in Hong Kong, providing abundant consumer choices. It also features an outdoor dining area, water plaza, and rooftop garden. There are numerous recreational spaces in the area and nearby, including the Tseung Kwan O Waterfront Park promenade, Hong Kong Velodrome Park, and Clear Water Bay Country Park.

In terms of transportation, residents can walk to the Lohas Park Station via Sunrise Boulevard in approximately 8-10 minutes. Wan Po Road and the Lohas Park Station Public Transport Interchange, located downstairs, offer multiple bus and minibus routes to various destinations such as Tseung Kwan O Town Center, Hang Hau, Central, Tsim Sha Tsui, Cheung Sha Wan, Mei Foo, Sha Tin, Tsuen Wan West, and the airport. With the completion of the Tseung Kwan O-Lam Tin Tunnel and Tseung Kwan O Cross Bay Link, travel time from the Kowloon City area to Hong Kong Island and Kowloon has been significantly reduced.

Regarding school networks, Manor Hill is in Primary School Net 95 and Secondary School Net Sai Kung District. Popular primary schools include Tseung Kwan O Methodist Primary School, Sheng Kung Hui Tseung Kwan O Kei Tak Primary School, and C&MA Sun Kei Primary School.

Initial Sales Arrangements

Manor Hill had its first sales launch on October 30, 2021. The initial price list offered 3 payment plans, with up to a 3% discount for cash payment, a maximum 0.5% discount for stage payment during the construction period, and a starting price of $3.888 million. The price per square foot is $18,972.

The project's show flats are located on the 23rd floor of the Pioneer Centre and include various units such as Unit C3 (217 square feet) and Unit C8 (284 square feet) in Block 2 on the 18th floor, Unit D1 (287 square feet) in Block 2 on the 25th floor, and Unit A8 (406 square feet) in Block 2 on the 25th floor.
