Neighbourhood Features

Located in the western hills of the Kowloon Peninsula, Yau Yat Chuen is adjacent to Kowloon Tong and is one of the rare low-density residential areas in Hong Kong. Its name originates from a famous poem, aligning with its characteristics of garden villas.

Originally part of the Kowloon Tsai area, it gradually separated into an independent region. Starting in the 1950s, to accommodate the development of low-density luxury homes in Kowloon Tong, Yau Yat Chuen was built with 114 garden houses. Subsequently, other private housing estates were gradually completed. To this day, the government intentionally preserves the independent Western-style house features in the area, restricting the plot ratio and the number of residential floors.

The community features the Yau Yat Chuen Garden City Club, covering an area of over 70,000 square feet, providing upscale recreational facilities for residents. These include tennis courts, squash courts, swimming pools, saunas, and various restaurants offering cuisines from different countries, meeting the basic entertainment needs of residents. With low building density and proximity to several parks, including Yau Yat Chuen Park, Cornwall Street Park, and Fa Hui Park, the environment is tranquil.

The area also boasts a large shopping mall— Festival Walk, with a variety of restaurants and shops, providing abundant consumer choices. In terms of transportation, it is close to Kowloon Tong Station, offering the convenience of the Kwun Tong Line and East Rail Line for travel to various districts in Hong Kong.

Residential Distribution

Private residences along Begonia Road include Begonia Court, Jade Court, Cassia Court, Trump Court, Century Court, and Fortune Garden. These are situated closer to the inner streets, providing a relatively serene environment. In the vicinity of Tat Chee Avenue, there are Tat Chee Court, Elite Villa, Bisney Court, Sunshine Court, and others. Residences in this area are closer to major roads, making it relatively noisy.

As for Fa Po Street, you can find Winfield Gardens, Fa Po Villa, Golden Villa, and Village Gardens, among others. The housing density in this area is lower, with appropriate distances maintained between different housing estates, ensuring good privacy.
