This will allow the 68 million people and major cities of Hong Kong, Shenzhen, Macau\/Zhuhai, and Guangzhou to be more connected than ever before. The projects will massively change the dynamics of the Hong Kong and Greater Bay Area property markets.<\/span><\/p>\n<ol>\n<li><span style=\"font-weight: 400;\"><strong>Guangzhou-Shenzhen-Hong Kong Express Rail Link<\/strong>, a highspeed railway line, will be extended from Futian Station in Shenzhen to <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/west-kowloon\"><span style=\"font-weight: 400;\">West Kowloon<\/span><\/a><span style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"> in Hong Kong. The train will slash travel times between Hong Kong and Shenzhen, with the trip expected to take only 14 minutes. The Hong Kong to Guangzhou travel time is expected to be cut by more than half to only 48 minutes. This will change the spatial landscape of the three connected citi<\/span><\/span><span style=\"font-weight: 400;\">es by allowing individuals and cargo to travel across the bay without the hassle of a boat ride. The Hong Kong airport currently has three congested runways and may be unable to build a fourth. The bridge presents the possibility for the Zhuhai airport to act as Hong Kong\u2019s \u201cfourth runway\u201d. <\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong>Northern Lian Tang\/Heung Yuen Wai Checkpoint<\/strong> in <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/ta-kwu-ling\"><span style=\"font-weight: 400;\">Ta Kwu Ling<\/span><\/a><span style=\"font-weight: 400;\"> provides another linkage between Hong Kong and Shenzhen. It will help to ease the congestion at other checkpoints connecting the two cities. \u00a0<\/span><\/li>\n<\/ol>\n<h3><b>The Greater Bay Area Effect<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">After the recent opening of the South Island MTR Line in 2017, <\/span><a href=\"https:\/\/www.scmp.com\/lifestyle\/article\/2132089\/ho-man-tin-and-shouson-hill-tipped-hong-kongs-highest-residential-rent\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">SCMP reported<\/span><\/a><span style=\"font-weight: 400;\"> that demand for property surged in the South Island area. This is what is referred to as the \u2018MTR Effect\u2019, when new MTR station developments cause property demand to escalate. Property development then increases in the area as developers seek to exploit the rising interest in the area.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The development of convenient transit infrastructure is strongly correlated with increased demand and development. As it becomes easier to access an area, the perceived value of property will increase as well. \u00a0Soon, thanks to these Greater Bay Area transportation projects there will be another \u2018MTR Effect\u2019, but on a much larger scale &#8211; the \u2018Greater Bay Area Effect\u2019.<\/span><\/p>\n<h3><strong>Hong Kong Property Winners<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">Following the aforementioned trend, Spacious expects significant impacts to the areas most affected by these new links. <\/span><a href=\"https:\/\/www.spacious.hk\/en\/commercial\/hong-kong\"><span style=\"font-weight: 400;\">Commercial<\/span><\/a><span style=\"font-weight: 400;\"> and residential property demand is most likely to rise in the areas around the West Kowloon Terminus. Neighborhoods including\u00a0<\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/west-kowloon\"><span style=\"font-weight: 400;\">West Kowloon<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/yau-ma-tei\"><span style=\"font-weight: 400;\">Yau Ma Tei<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/jordan\"><span style=\"font-weight: 400;\">Jordan<\/span><\/a><span style=\"font-weight: 400;\">, and <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/tsim-sha-tsui\"><span style=\"font-weight: 400;\">Tsim Sha Tsui<\/span><\/a><span style=\"font-weight: 400;\">\u00a0should see upward pricing pressure. The Hong Kong-Zhuhai-Macau bridge will likely lead to increased interest in Lantau Island.\u00a0<\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/tung-chung\"><span style=\"font-weight: 400;\">Tung Chung<\/span><\/a><span style=\"font-weight: 400;\">\u00a0and areas already conveniently linked to the HKG Airport such as <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/tsing-yi\"><span style=\"font-weight: 400;\">Tsing Yi<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/tsuen-wan\"><span style=\"font-weight: 400;\">Tsuen Wan<\/span><\/a>\u00a0should perform well<span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Future rail projects will create even more connections between Shenzhen and Hong Kong. These projects are concentrated in the western region of Hong Kong. As such, the nearby towns of <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/tuen-mun\"><span style=\"font-weight: 400;\">Tuen Mun<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/hung-shui-kiu\"><span style=\"font-weight: 400;\">Hung Shui Kiu<\/span><\/a><span style=\"font-weight: 400;\"> should be future beneficiaries. The future bridge between Chep Lap Kok and Tuen Mun presents another reason Tuen Mun is poised for strength.<\/span><\/p>\n<h3><b>Greater Bay Area Property Winners<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Affordability and yields are at record lows in Hong Kong and apartments becoming smaller and smaller.\u00a0 The improved linkage between Hong Kong and the Greater Bay Area will boost property demand in relatively lower cost areas like <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/international\/countries\/china\/cities\/zhuhai\"><span style=\"font-weight: 400;\">Zhuhai<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/international\/countries\/china\/cities\/zhongshan\"><span style=\"font-weight: 400;\">Zhongshan<\/span><\/a><span style=\"font-weight: 400;\">.
