Mr. Chan stated that he was&nbsp;cautiously optimistic about Hong Kong&#8217;s economic&nbsp;prospects. Although he admitted that property prices had soared beyond the affordability of ordinary citizens over the past years, he believed that the key factors underpinning soaring <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/transactions\">property prices<\/a> over the past few years were gradually undergoing fundamental changes.<strong>&nbsp;<a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\" target=\"_blank\" rel=\"noopener noreferrer\" data-saferedirecturl=\"https:\/\/www.google.com\/url?hl=en&amp;q=https:\/\/www.spacious.hk\/en\/hong-kong&amp;source=gmail&amp;ust=1488006180367000&amp;usg=AFQjCNH4fKw_HqQgFV6PC2idsGobCtXuwQ\">Spacious<\/a> has highlighted five key points of the new budget as they relate to the Hong Kong property market.<\/strong><\/p>\n<ol>\n<li><strong>More residential flats in the coming five years<\/strong><\/li>\n<\/ol>\n<p>The private sector will produce on average about <span class=\"noWrapClass\">20,800<\/span> residential units annually from 2018 to 2022, amounting to an increase of 50 percent over the annual average in the past five years.<\/p>\n<p>In the near to medium term,&nbsp;<span class=\"noWrapClass\">380,000<\/span> residential flats will be provided by rezoning sites, increasing development density as appropriate, and taking forward projects at the <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/kai-tak\">Kai Tak<\/a> Development Area and <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/sai-kung\">Anderson Road Quarry<\/a>, railway property development projects and urban renewal projects. In addition, over the longer term, a number of projects in new development areas and railway property development projects will provide about <span class=\"noWrapClass\">220,000<\/span> residential units.<\/p>\n<p>2. <strong>&nbsp;25,500 units of residential flats expected in the year 2018-2019<\/strong><\/p>\n<p>The <span class=\"noWrapClass\">2018-19<\/span> Land Sale Programme comprises a total of 27 residential sites capable of providing about <span class=\"noWrapClass\">15,200<\/span> residential units.&nbsp; Together with railway property development projects, the Urban Renewal Authority&#8217;s projects and private development\/redevelopment projects, the potential land supply for the whole year is expected to have a capacity to produce about <span class=\"noWrapClass\">25,500<\/span> units.<\/p>\n<p>3. <strong>More industrial\/commercial space in the next few years<\/strong><\/p>\n<p>1.1 million square metres of floor area as <a href=\"https:\/\/www.spacious.hk\/en\/commercial\/hong-kong\">industrial\/commercial land<\/a> is anticipated by&nbsp;reprovisioning the existing government facilities in the two action areas in <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/kwun-tong\">Kwun Tong<\/a> and <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/kowloon-bay\">Kowloon Bay<\/a>, as well as by selling&nbsp;a number of commercial sites located at the <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/kai-tak\">Kai Tak <\/a>Development Area, above the terminus of the <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/west-kowloon\">Hong Kong Section of the XRL<\/a>, at the new <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/central\">Central<\/a> Harbourfront, <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/causeway-bay\">Caroline Hill Road<\/a>, <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/admiralty\">Queensway Plaza<\/a> and <a href=\"https:\/\/www.spacious.hk\/en\/hong-kong\/mong-kok\">Sai Yee Street<\/a>, etc.<\/p>\n<p>4.&nbsp;<strong><span class=\"noWrapClass\">530,000<\/span> square metres floor area of&nbsp;industrial\/commercial land in 2018-2019<\/strong><\/p>\n<p>Four commercial\/hotel sites will be included in the <span class=\"noWrapClass\">2018-19<\/span> Land Sale Programme, capable of providing about <span class=\"noWrapClass\">530,000<\/span> square metres of floor area.<\/p>\n<p>5. <strong>The <span class=\"noWrapClass\">ultra-low<\/span> interest rate of the past few years will no longer persist<\/strong><\/p>\n<p>As the US interest rate normalisation process continues,&nbsp;interest rate hikes are likely to take place.&nbsp;Homebuyers are therefore suggested to consider their ability to repay before purchasing a property.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>On 28th&nbsp;February, Hong Kong Financial Secretary Paul Chan Mo-po announced the 2018-2019 budget.
