For the first time in almost 20 years, Hong Kong\u2019s property market is struggling and those who work in the industry find themselves find themselves facing uncertainty. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In this article, we\u2019ll take a close look at some of the main problems within Hong Kong property market. <\/span><\/p>\n<p><b>First of all, what happened to Hong Kong\u2019s property market? <\/b><\/p>\n<p><span style=\"font-weight: 400;\">Investment and real estate expert Peter Churchouse, author of<\/span><a href=\"http:\/\/churchousepublishing.com\/\" target=\"_blank\" rel=\"nofollow noopener\"> <span style=\"font-weight: 400;\">The Churchouse Letter<\/span><\/a><span style=\"font-weight: 400;\"> provided<\/span><a href=\"https:\/\/www.youtube.com\/watch?v=NsUCbzprFD0\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\"> his take<\/span><\/a> <span style=\"font-weight: 400;\">on the recent Hong Kong property market woes saying \u201cThis is a product of a series of domestic issues and macro issues. Hong Kong was a big beneficiary of the easy monetary policy that flowed out of the GFC, and we saw bubble conditions in property markets in Hong Kong and pretty much most countries around the region. Countries put in all sorts of policies to try and curb those bubbles. Well, those policies are now working. We have huge stamp duties and all sorts disincentives to buy property in Hong Kong and Singapore, Taiwan and so on, and now these measures are coming home to roost\u2026\u201d<\/span><\/p>\n<p><b>Real Estate Broker and Agent Blues<\/b><\/p>\n<p><span style=\"font-weight: 400;\">One of the biggest problems that agents and brokers within the industry are dealing with is a lack of stability in the real estate market. A number of workers have<\/span><a href=\"http:\/\/www.forbes.com\/sites\/alexfrewmcmillan\/2016\/04\/13\/no-quarter-for-hong-kongs-real-estate-agents-as-deals-sink-to-new-low\/#c67d1ed46508\" target=\"_blank\" rel=\"nofollow noopener\"> <span style=\"font-weight: 400;\">left the industry<\/span><\/a><span style=\"font-weight: 400;\">, looking for other areas of employment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Real estate agents continue to leave the industry due to reduced transactions and decreased commissions. Some agencies have as far as decreasing <\/span><a href=\"http:\/\/www.scmp.com\/business\/article\/1937115\/hong-kong-real-estate-agents-face-tough-times-home-sales-drop-39-cent-first\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">agent commissions<\/span><\/a><span style=\"font-weight: 400;\"> in order to lure clients. Despite this, numbers continue to fall, and competition has been so fierce, there have actually been<\/span> <span style=\"font-weight: 400;\">physical confrontations<\/span> <span style=\"font-weight: 400;\">between agents.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Speaking about the current market, real estate agent<\/span><a href=\"https:\/\/www.youtube.com\/watch?v=7U3x5ikXFvc\" target=\"_blank\" rel=\"nofollow noopener\"> <span style=\"font-weight: 400;\">Thomas Fok said<\/span><\/a><span style=\"font-weight: 400;\">: \u201cIt is a buyer\u2019s market right now, as there are so many choices, but for the seller, they need to compete with other sellers as well as the developers.\u201d \u00a0<\/span><\/p>\n<p><b>A Decline in Sales; Possible 2017 Decrease in Property Market<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Over the years, Mainland Chinese have inflated the Hong Kong real estate market, but there has been a tremendous slowdown within the last year, data indicates that <\/span><a href=\"http:\/\/qz.com\/632406\/hong-kongs-housing-sales-hit-a-25-year-low-in-february\/\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">residential transaction<\/span><\/a><span style=\"font-weight: 400;\"> volume fell as much as 70% from early 2015. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A report by the brokerage and investment group<\/span><a href=\"https:\/\/www.clsa.com\/\" target=\"_blank\" rel=\"nofollow noopener\"> <span style=\"font-weight: 400;\">CSLA<\/span><\/a><span style=\"font-weight: 400;\">, predicts that when the<\/span><a href=\"http:\/\/www.scmp.com\/business\/companies\/article\/1936171\/back-1997-why-chinese-yuan-and-hong-kong-property-prices-may-go\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">Chinese yuan de-pegs<\/span><\/a><span style=\"font-weight: 400;\"> in 2017, this will cause the yuan to fall 19%, causing a housing and property crisis in Hong Kong, similar to 1997.<\/span> <span style=\"font-weight: 400;\">During an interview,<\/span><span style=\"font-weight: 400;\"> CLSA property analyst Nicole Wong predicted further problems saying \u201cIt has fallen around 12% from the peak in September 2015, and we expect at least another 8% of a price correction in 2016\u2026\u201d<\/span><\/p>\n<p><b>More Foreigners Are Renting and Few People Are Purchasing <\/b><\/p>\n<p><span style=\"font-weight: 400;\">Agents have had an increasingly difficult time with both Hong Kongers and non-residents. Hong Kong boasts some of the most expensive rent and property prices. Government regulated taxes and down payments continue to scare off potential buyers. Kate Davies, a foreigner who recently purchased her second property in Hong Kong, <\/span><a href=\"https:\/\/www.youtube.com\/watch?v=7U3x5ikXFvc\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">spoke on<\/span><\/a><span style=\"font-weight: 400;\"> the difficulties some first time buyers may have, saying \u201cI think the challenge is difficult for people who can\u2019t stump up with their 50% deposit, once you\u2019ve got over that burden, then it\u2019s a wonderful market to be involved in.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In addition to a down payment, if you\u2019re not a permanent resident, you have to<\/span><a href=\"http:\/\/www.forbes.com\/sites\/alexfrewmcmillan\/2016\/04\/13\/no-quarter-for-hong-kongs-real-estate-agents-as-deals-sink-to-new-low\/2\/#5f7fb201b0f8\" target=\"_blank\" rel=\"nofollow noopener\"> <span style=\"font-weight: 400;\">pay an extra 15<\/span><\/a><span style=\"font-weight: 400;\">% <\/span><span style=\"font-weight: 400;\">stamp duty tax, on the total purchase price. The stamp duty tax continually discourages non-residents from making purchases and has been heavily <\/span><a href=\"https:\/\/www.youtube.com\/watch?v=ZCzCikNrMP0\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">protested by property agents<\/span><\/a><span style=\"font-weight: 400;\">. Developers have requested that the government remove or lessen the stamp duty tax,<\/span><a href=\"http:\/\/www.bloomberg.com\/news\/articles\/2016-05-30\/hong-kong-property-seen-enduring-deep-slump-before-curbs-eased\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">but reports indicate<\/span><\/a><span style=\"font-weight: 400;\"> that the property market will have to get much worse in order for that to happen.<\/span><\/p>\n<p><b>The Future<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Although no one is certain, recent reports indicate that the downturn in the market was temporary. Wee Liat Lee, head of APAC property research at BNP Paribas<\/span><a href=\"http:\/\/video.cnbc.com\/gallery\/?video=3000549706\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">spoke to CNBC<\/span><\/a><span style=\"font-weight: 400;\"> about recovering numbers \u201cThe downturn we are seeing from August of last year was just a temporary blip\u2026 Some money is flowing back from Europe because of uncertainty, plus you know in China, the tier-1 cities\u2026 have seen spectacular price increase, so Hong Kong is doing catch up right now.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In addition, most recent reports from property firms indicate that a recovery has<\/span><a href=\"http:\/\/www.worldfinance.com\/infrastructure-investment\/what-does-the-future-hold-for-hong-kongs-property-market\" target=\"_blank\" rel=\"nofollow noopener\"> <span style=\"font-weight: 400;\">already started<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Hong Kong property players should keep in mind that Hong Kong\u2019s real estate market has a history of fluctuation. Expats will <\/span><a href=\"http:\/\/www.scmp.com\/comment\/letters\/article\/2018019\/expatriates-will-find-hong-kong-still-has-lot-offer\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">continue to have interests<\/span><\/a><span style=\"font-weight: 400;\"> in the dynamic city due to its vibrant culture and financial importance.
